Tenant Finish
KC Southern, Kansas City,
Missouri
Project included the interior tenant finish M/E/P design for the anchor tenant of a
130,000 SF, six-story office tower. The space was built out with perimeter offices
and open office system funiture for the remainder of the office areas. Other areas
included break rooms, copyfax rooms, and one centrally located data center with raised
floors. Indirect lighting was used throughout the open office areas for a high
quality lighting system. Stand-by power was provided for teh Data Center equuipment
and phone switch, as well as the HVAC equipment supporting these areas.
Quintiles Office Building,
Charlotte, North Carolina
This building was designed for multiple uses, which included an 86 workstation,
10,000 SF Call Center. The overall building square footage was 120,000 SF, which housed a
Printing Center, various documentation and Research Centers to acquire FDA approval on new
pharmaceuticals. The building was provided with a 50 KVA UPS to support the telephone and
LAN equipment, as well as a 750 kW genset to support the lighting, 120 volt power and 50%
of the HVAC system.
Birch Telecom D.A. Morr Transfer
Bldg., Kansas City, Missouri
Project consisted of the evaluation and renovation of existing 90 year-old buildings in
the freight house district in downtown Kansas City into possible office spaces, training
centers, conference centers along with restaurants. The first building was D. A. Morr
Transfer building which is presently built out to a 83,000 SF office building for Birch
Telecom. Another building in the district is the Stuart Hall Building which is presently
being evaluated for its capability. This building is approximately a 203,000 square foot
high rise building and will most likely be comprised of office space, conference center,
data center and commercial lease space.
Sprint Waterside Building No.
4, Overland Park, Kansas
Project involved the interior tenant build-out of a three-story, 60,000 SF warm shell
building for general office space. HVAC design included the layout of branch ductwork to
distribute air to all areas as well as extension of base building temperature controls.
Plumbing design included hot and cold piping as well as waste and vent piping to Break
Rooms. Electrical design included the layout and circuiting of indirect lighting
throughout the space, power to all systems furniture and an extension of the existing fire
alarm system. In addition, we designed the voice and data cabling to 300 workstations.
Lockton Companies, Kansas City,
Missouri
This project included the interior tenant finish design for the anchor tenant (over
100,000 SF) of a 250,000 SF, 10-story office tower. The interior space was built out with
perimeter offices for the "producers" and open office system furniture for the
remainder of the office areas. Other areas included break rooms, copy/fax rooms, one
centrally located data center with raised floor and a full fitness center. We assisted the
Owner with their Data Cabling Request for Proposal. An indirect lighting system was
designed for the open office areas. Stand-by power was provided for the Data Center
equipment and phone switch, as well as the HVAC equipment supporting these areas. A 700 SF
two-story Boardroom over looking the Country Club Plaza was the crown jewel of the project
with full audio-visual and programmable lighting systems.
Universal Underwriters Group, Overland
Park, Kansas
The project began with a feasibility study to determine the requirements and needs for a
new facility to be constructed in the Overland Park area. This evolved into a design
project consisting of interior tenant finish design for 180,000 SF of space in a new
8-story building. In addition, GDS, Inc. wrote the MEP portions of the RFP for developers
to use to submit proposals for the building shell and GDS, Inc. reviewed the submissions
for compliance. The design included a 10,000 SF Kitchen/Cafeteria and a 3,000 SF
Server/LAN/PBX room with redundant self-contained HVAC and UPS with generator backup. In
addition, HVAC, plumbing, fire protection sprinklers and electrical systems were designed
for the balance of the office space. The budget for MEP was $3,600,000 and bids were
$3,478,600.
H & R Block Corporate Office
Building Renovations, Kansas City, Missouri
This project involved the renovation of 55,000 SF of office space. This included the
replacement of roof top HVAC equipment and conversion of a Mod-U-Line System to
conventional VAV equipment. Existing gas-fired equipment was removed and replaced with
electric so that building could be put on all-electric utility rate. All new lighting with
electronic ballasts and T8 lamps were installed throughout. New circuitry was designed to
new systems furniture from existing panels via an existing underfloor duct system.
