Office Buildings
Embarq 600 NC IT Command Center,
34,000 SF, New Century, Kansas This project consisted of
providing mechanical, electrical, and plumbing engineering design services to accommodate
the tenant improvement of approximately 34,000 sq.ft. of the Embarq IT Command Center on
the 2nd floor of the 600 New Century Facility. Existing perimeter offices
were removed to accommodate new enclosed offices and systems furniture. New
conference/training rooms were added as well as pod style furniture systems in the call
center space. The existing electrical, LAN rooms and mechanical rooms will remain. It is
recognized that the existing building infrastructure cannot accommodate the new usage, and
modifications/additions were required to the base building systems. We are not aware of
any UPS power or 24x7 cooling requirements. The existing HVAC, lighting, and below floor
power systems was replaced. The base building outside air system was replaced. The new
lighting system was based upon a 2 x 4 ceiling grid and recessed indirect
fixtures were the base bid product for the open office areas.
Blue Parkway Office Bldg. #2,
60,000 SF, Kansas City, Missouri
Project consisted of design of a new 60,000 SF, three-story office building. HVAC
system utilized packaged rooftop variable air volume air handling units to condition the
spaces. Plumbing included all hot and cold water as well as waste and vent piping for all
toilets. Two wet columns were designed into the space for future tenant uses. Electrical
systems included service entrance and distribution equipment as well as lighting and power
to all common areas. Also included in the design was parking lot lighting and provisions
for a future standby generator to serve critical tenant loads. The building has a
lightning protection system design to NFPA Standards. Fire protection for the building
included standpipes and a wet pipe system throughout.
Cathedral Square, 150,000 SF
Office Building, Kansas City, Missouri
This project consisted of providing the HVAC, plumbing, and electrical systems
for a warm shell of this multi-use complex. The complex consists of a 6-story, 130,000 SF
office tower. The building systems and services were optimized for each component. The
office tower HVAC system uses two low pressure chillers, each sized for 60% of the
calculated load. The modular air handling units provide 50° F
supply air to the office tower. The lower supply temperature allows lower air flows (cfm)
and smaller distribution ductwork. The electrical system is designed to allow over 5w/ft2
for the tenant 120/208V loads on each floor. Tele/data closets have been provided in the
core to facilitate the use of state-of-the-art tele/data cabling systems. The office tower
is an all electric system to take full advantage of the economical utility rates in the
Midwest. The primary electric service to the complex is capable of transferring from one
primary circuit to another, for added integrity of the electric system. All components are
attached to a 1350 car, five level, fully ventilated and sprinkled parking garage. The
lighting in the garage is designed to meet or exceed national guidelines for parking
facilities in an effort to provide a visually comfortable environment for all users.
Block 35 Office Complex, Kansas City,
Missouri
This project included a 700 car multi-level parking garage and an initial 150,000 SF,
5-story office building and a future additional 5-story, 150,000 SF office building. The
parking garage included a ventilation system to control carbon monoxide fumes, and was
illuminated by using high pressure sodium (HPS) fixtures designed specifically for parking
garages. HPS fixtures were chosen for their efficiency as well as the fact that light
levels are not affected by cold temperatures so that foot-candle levels can remain
constant year around. The office buildings were designed as a warm shell to accommodate a
variety of Tenant requirements and needs. Mechanical systems used VAV equipment with
direct digital control (DDC) temperature control systems. The electrical systems were
designed to accommodate up to 5W/SF for 120/208V equipment. Equipment was selected to
accommodate harmonics present due to the use of personal computers, laser printers and
other non-linear loads. In addition, a standby generator set was included to provide
backup power to approximately 50% of the building loads in the event of loss of power.
